Accommodation rules, payment, business and cancellation conditions
(hereinafter referred to as the "Accommodation Rules" or "Conditions")
1. Contractual relationship
The mutual contractual relationship between the participants of the stay (hereinafter referred to as the customer) and the operator of the accommodation facility, which is Martin Opatrný, the operator of AlbaniaOpatrně.cz (hereinafter referred to as the accommodation provider or AlbaniaOpatrně.cz) is governed by the provisions of these terms and conditions, the accommodation contract, and Act No.
Coll., Civil Code (hereinafter referred to as the "CCC"). The provisions contained in the accommodation contract take precedence over
these conditions.
The contractual relationship between the accommodation provider and the customer arises on the basis of a sent order made in particular
via the order form at www.myalbania.cz, filled in by the customer, sent via
Bookio booking system. By submitting an order, the customer confirms that he/she has read the contents of this
the terms and conditions, in particular the price, payment and cancellation conditions of the accommodation and accepts these conditions. For
contractual obligations of other persons in the group for which the order is placed are liable (liable according to § 2018 of the German Civil Code)
the customer who sent this order /contact person/.
The written form is preserved even if the individual acts are performed electronically, in particular
via the accommodation provider's website and electronic mail (email).
Payment for the stay
When ordering accommodation services, the full amount of the stay must be paid at once, within a maximum of 3 days from the date of booking.
Orders. Payments can be made cashless or in cash. Exact payment term, account number and
the variable symbol of the payment is indicated in the "Order Confirmation - Call for Payment" that is sent to the customer
as part of the order confirmation.
Cancellation conditions (severance pay according to §1992 of the Civil Code)
The customer has the right to withdraw from the confirmed order without cancellation fees only if
no later than 60 days before the booked date of stay. The cancellation must be made
in writing only. The moment of cancellation is the date of delivery of the cancellation document to the accommodation provider's email: info@albanieopatrne.cz
In the event of cancellation of a confirmed order after the specified period, the customer is obliged to pay cancellation fees
(severance pay) in the amount of:
no cancellation fee for cancellations made 60 days or more before the agreed arrival date
50% of the total price of the accommodation services upon cancellation 59 - 30 days before the agreed
arrival to accommodation
75% of the total price of the accommodation services upon cancellation 29 - 14 days before the agreed
arrival to accommodation
98% of the total price of the accommodation services in case of cancellation 13 - 0 days before the agreed
arrival to accommodation.
The customer acknowledges that the amount of cancellation fees is determined by the nature of the services offered and reflects the costs of the accommodation provider to occupy the accommodation facility.
The Resident acknowledges that the Accommodation Provider provides the Resident and persons sharing accommodation with the Resident
object for the sole purpose of accommodation, regardless of whether the Resident uses the accommodation
a facility for the holding of various celebrations, whether its own or others', and in particular, but not exclusively, for the holding of
weddings, funerals, teambuilding, birthdays, national or other holidays, training, conferences, etc. Accommodation provider
is entitled to reimbursement for accommodation, regardless of whether the above activities are due to

THE ACCOMMODATION PROVIDER RECOMMENDS THE CUSTOMER TO TAKE OUT INSURANCE AGAINST CANCELLATION OF ACCOMMODATION SERVICES
(e.g. accident insurance for travel and stay in the country and abroad, including costs related to
cancelling the trip).
The customer is obliged to pay the cancellation fee even if the customer does not participate in the stay due to his/her
incorrect data on the order. A change of date (unless otherwise agreed) is considered
for cancellation and subsequent re-booking.
In the event that the customer is entitled to a refund of the deposit paid for the price of the stay, he/she undertakes to
the accommodation provider must pay this within 30 days of receipt of the written cancellation. The landlord is not in default of payment
the deposit until he is notified of the customer's account number to which the deposit is to be returned.
The accommodation provider has the right to cancel the booked stay in case of serious and unforeseeable
circumstances (e.g. force majeure, natural disaster, catastrophe, other sudden events) for which it is not possible to
ensure the proper conduct of the stay. In this case, the landlord may offer the customer accommodation in
in another part of their facility. If the customer refuses this offer, the amount already paid will be refunded to
the price of the stay. The customer is not entitled to claim any further refunds.
The landlord may also require payment of a cancellation fee in case of serious reasons on the part of
customer. For this purpose, the accommodation provider recommends taking out individual cancellation insurance
fees. The accommodation provider is not responsible for the operation of sports, cultural and recreational facilities, restaurants and
shops in the vicinity of the accommodation, announced on its website.
Bail and Claims
The landlord is entitled to collect a deposit from the customer/resident at the beginning of the stay. The purpose of
the security deposit is a guarantee of compensation for damage to the rented object or its equipment; and
equipment, or as a result of non-compliance with these Accommodation Regulations. On handover of the property
by the customer/occupant upon termination of the stay without obvious damage, the accommodation provider deposits on the day of termination
stay will be refunded in full. The security deposit is set at CZK 2,500/ EUR 100.
In case of damage caused to the accommodation provider, the customer/occupant is obliged to reimburse the accommodation provider on the spot in
cash if the amount of the damage exceeds the security deposit. After payment of the damages, the customer has the right to collect from
request written confirmation of payment from the accommodation provider. In the event that defects occur in the accommodation facility, the customer/resident is obliged to immediately notify the accommodation provider, whose obligation is to remove these defects, depending on their nature and character, as soon as possible. If the defect is not removed immediately, the customer/resident and the accommodation provider shall draw up a report containing a description of the defect, the cost of its removal and who caused it. Without this record, the claim for the defect will not be accepted. The customer/resident is entitled to make a complaint no later than the end of the stay. Claims made later shall not be considered, and the following shall apply
the customer/resident has expressly waived the claim for defects after the end of the stay, unless he/she has previously asserted them.
In order to save energy and respect the natural environment, the customer acknowledges that in winter
period is not to ventilate for a long time, especially to reduce the temperature in the room, when leaving the building has

Staying with a dog
The dog may stay in the rented property only after prior approval of the accommodation provider. The customer is
is obliged to indicate in the booking whether the dog will be staying together with him/her in the accommodation facility.
Consent of the owner is possible for small breeds. It is not allowed to leave animals alone and unsupervised.
The customer agrees to a price per night of 500,-CZK/person. The accommodation provider is entitled to charge this amount before arrival
to stay. The customer bears all responsibility for the animal's safe health and for any damage that
this animal will cause. The customer/resident is required to leash and muzzle the dog wherever it
the situation requires. Dogs and other animals must not be allowed to rest/lie on a bed or other device used for the rest of the customer/resident.
Inventory that is used to prepare or serve food shall not be used to feed dogs or other animals
customers/residents. In the event of any damage to the equipment in the rented premises by an animal, the customer/resident is obliged to pay the full amount of the damage. The owner of the animal and the customer/resident who allowed the animal to stay in the accommodation facility are fully responsible for the animal.
For the above violations of the rules and measures, except for direct damage to property, which is charged
customer/resident in full, the guest will be charged for additional cleaning of the room or area
polluted by an animal amounting to CZK 1 500,-.
The accommodation provider reserves the right to charge direct cleaning costs in excess of the amount of
the said amount in full. The landlord also reserves the right to reimburse/pay new
bedding that was used to rest the animals. These bedding items will be given to the customer/housed
billed in full. Staying with an animal must be carried out by the customer/resident in such a way as not to endanger the accommodation provider or third parties. Inspection must be possible to detect any damage or excessive soiling.
Consent to the processing of personal data
By submitting an order, the customer grants the accommodation provider, Albania, in accordance with Act No. 101/2000 Coll.
as an accommodation operator, consent to the collection, storage and processing of personal and
sensitive data within the scope of this order and the accommodation contract, i.e. name, surname, telephone number,
addresses and emails, in particular for the purposes of providing services and products.
Accommodation Regulations
The customer/resident is obliged to fill in the accommodation ticket upon arrival and hand over to the accommodation provider
a list of persons who will share the accommodation with the accommodation provider. According to the completed data
the accommodation provider registers the customer/resident.
Insurance is not included in the price. For accidents and for damage to or theft of property and liability for
damage to the health and property of a third party, the operator is not liable and the customer/resident shall
expressly waives these claims against the accommodation provider.
The customer/resident is obliged to keep the check-in time at 16:00 at the earliest.
The customer/resident is obliged to keep the end time of the stay until 10:00 am, unless the accommodation provider agrees
agreed otherwise. If the customer/resident fails to do so within the specified time, the accommodation provider is entitled to charge
stay for the following day. For accommodation and related services, the customer/resident is obliged to pay the accommodation provider the price at the beginning of the stay, unless otherwise stated in these conditions. In the event of early termination or interruption of the stay without fault on the part of the accommodation provider, the latter shall not be obliged to refund the price paid for the stay or its pro rata part. However, the accommodation provider may, for particularly compelling reasons, deviate from this provision.
Bed linen and towels are included in the price of the stay, but the customer/resident must not take them out of the accommodation. In case of loss, the customer may be charged for the cost of re-purchase.
The customer/resident has the right to use the premises reserved for his/her accommodation as well as to use other
the premises and facilities of the accommodation facility. The accommodation provider is obliged to hand over to the customer/occupant the premises reserved for his/her accommodation in a condition suitable for proper use and to ensure the undisturbed exercise of his/her rights related to the accommodation. The customer/occupant is obliged to keep the entire rented premises in order, including terraces and balconies. Upon entering the accommodation, the customer/occupant is obliged to make sure that the accommodation is properly equipped and undamaged. In the event of a defect, he/she is obliged to notify the accommodation provider immediately.
The customer/residents are obliged to use the premises reserved for their accommodation properly, and in these premises
the customer/occupant must not make any changes, especially construction or
other modifications. The Customer/Accommodated is not allowed to use tobacco products inside the accommodation facility. The Customer/Accommodatee is obliged to leave the property in a proper and tidy condition at the end of the accommodation. In the event of excessive mess, the Customer/Accommodated will be charged 1000 CZK for cleaning. The accommodation provider is entitled to offset this amount against the deposit paid. All visits or accommodation of other persons must be reported by the Customer/Accommodated to the Accommodation Provider. The Customer/Accommodatee is not entitled to use his/her own electrical appliances in the rented property, except for those used for personal hygiene (shavers, hair dryers, etc.).
There is a strict ban on the use of any illegal or prohibited substances in the accommodation.

The customer/resident is obliged to close the windows, water taps, turn off electrical appliances and lock the building when leaving the accommodation facility. For safety reasons, it is not allowed to leave children under ten years of age in the rooms and other areas of the accommodation without adult supervision.
The customer/resident is liable for any damage caused by him or his companions
to the accommodation provider, and it is the responsibility of the accommodation provider to report, pay and have the amount of the damage confirmed.
The customer/resident is obliged to maintain the building and common areas of the premises during his/her stay.
tidiness and cleanliness, cleaning up after pets if necessary and keeping the night quiet between 22:00 and 07:00

Smoking is not allowed inside the property. It is allowed on the balcony.
At the time of the customer/resident's accommodation, the accommodation provider can check that everything is in order in the property
and it is used in accordance with these terms and conditions and the accommodation contract.
The customer/resident may terminate the stay before the expiry of the agreed period of accommodation, but without
any claim to financial compensation.
The accommodation provider may terminate the accommodation contract before the expiry of the agreed period of accommodation without
notice period if the customer/resident in the accommodation provider's facility, despite the warning, grossly violates good
morals, the peace of the night, or has otherwise violated or is violating the provisions of these terms and conditions.
It is forbidden to use any pyrotechnics in the rented building except for 31.12. (New Year's Eve)
of the year. Any complaints and suggestions for improvement of services are accepted exclusively by the Host.
By submitting an order, the customer confirms that he/she has read and understood these terms and conditions and that he/she accepts these
agrees to the terms and conditions and undertakes to respect them.
In the event that the customer and the guest are not the same person, the customer is obliged to inform the guest of all
the rights and obligations arising from these conditions. The customer is responsible for the fact that the accommodated person will
abide by these conditions for the duration of your stay. The customer is responsible for any damage caused by
accommodated jointly and severally.
These Terms and Conditions shall come into force on 01.06.2022 and shall become effective upon their signing
by the customer or by sending an electronic reservation/order from the website www.albanieopatrne.cz
